A house is placed on the market to sell. There are 3 offers, 1 way too low, 1 at listing price, and 1 above listing price. Other properties in the neighborhood are going for higher than the listing price. The seller has a LOT of questions for the realtor.
“Should the listing price be raised?”
“Should I hurry and sell to the highest bidder?”
“Am I getting all these bids because the house is undervalued?”
This situation is an actual one we found in Florida over 5 years ago. The seller was worried and instead of turning to her realtor for help; she turned to the internet. We wanted to tell this story to illustrate just what happens when you go with a “rookie” realtor. We have 7 important reasons to hire an experienced real estate agent.
1. They’ve Been There
If it’s happened to you before, you have learned from it. The field of real estate is no exception. Realtors will be put in different scenarios a lot when it comes to helping sellers and buyers. While the ones that are just getting their feet wet may have an educational guess on what might happen in any given scenario, the seasoned realtor will know.
2. Experienced in the Market
As volatile as the housing market seems today, it’s no surprise to your 45 yearlong realtors. Experienced real estate agents know the ebb and flow very well. They are good at telling what the market might do tomorrow, which is extremely beneficial to anyone buying or selling a home.
3. The Best Connections
The experienced realtor will have great rapport with… well, everyone! Realtors like to network and get more of an inside eye as to what is happening. Any realtor can tell you at least one property they know about before it hits the internet. Add on decades of experience and you’ve just doubled your connections! Plus, the experienced realtor will have referrals for days they can count on to help sell and buy.
4. Natural Negotiators
One crucial aspect of buying and selling homes is negotiating. The only way to practice this to an art form is to do it repeatedly. A realtor with experience will have a unique insight into motivation and patience and how to balance each out and when. They can also predict behaviors and reflections to give the best responses.
5. Communications Masters
A large part of being a realtor is communicating between parties. When the communication is better, the process tends to be smoother. A realtor that has been doing this for a while will be great at projecting themselves in the best way for an effective positive impression.
6. Balanced and Organized
Sometimes when new realtors start to blossom, they get ambitious and overload on the work they take in. While it’s good to have a drive, it’s not so good to overwork yourself. When you juggle too much, something is bound to fall. That’s really troubling when that something is a client.
Experienced realtors know this too well, probably because a lot of them were that ambitious, blossoming newbie! In time, experience teaches us what pace we work best at and not to bite off more than we can chew. Clients will very much appreciate this, as they get the attention they deserve.
7. Expert Advice
One of the most valuable reasons to have an experienced real estate agent to help sell or buy a home is for advice. The normal buyer and seller will not know a lot about real estate. They will have questions and will need someone to turn to that is not the internet. Wouldn’t it be better advice coming from someone who’s been doing this for a long time?
You might have your reasons for going with a real estate agent with only a year under their belt. Maybe they got lucky and sold a bunch of homes in the last year, or maybe that agent is your sister? Whichever the reason, tread carefully. With such an enormous investment, a lot is weighing on it.
