Spring is right around the corner! You have, no doubt, checked some home maintenance items off of your spring cleaning checklist, but have you started on the maintenance side? We find that sometimes tasks can vary widely among what is important and what is not. We’d like to provide you with a few items to keep your property in tip top shape all season long!
#1. Gutter Maintenance
A good gutter system will help draw water away from the property. If there are leaks or clogs, the water will eventually be finding it’s way into your home. Check all of your downspouts to make sure they are directing water away from the home. Clear out debris from the gutters themselves. Lastly, run a hose onto your roof to put your gutter system to the test. This way you will find cracks or imperfections that could lead to leaks.
#2. Roof & Chimney Inspection
At least once or twice a year you’ll want to check this one off of your home maintenance list. Have your roof and chimney area inspected. Most roofing companies will do this for free, but you can also do it yourself. Take a close look for damage to your shingles, flashings, dormers, and vent pipes. Here are some further resources to doing a roof inspection. Go up to the attic and look for water intrusion. For your chimney, you should have a certified chimney sweep inspect and clean it.
#3. Exterior Examination
Take a close look at your siding or brick exterior. Check for damage, chipping, or cracking. Any damage should be repaired as soon as possible to avoid moisture causing elements starting to work their way in. If water is penetrating your brickwork, consider getting it sealed. If you have rotted trim or siding, replace and repaint it.
#4. Outside Faucets
Examine your outside hose faucets for damage as well as your garden hose for dry rot. If you can stop the water flow by placing your thumb or finger over the faucet opening, the indoor pipe might be damaged. These are home maintenance items that get forgotten.
#5. Repair or Replace Screens
If you have a small rip or tear, you can use clear household cement to mend. Use tape on one side to bring the two sides together, apply the cement, and smooth over area with a putty knife. When it is dry, remove the tape, and do the same to the other side. If the tears are too bad or the screen is broken, replace it.
#6. Schedule Your HVAC Company
Change interior filters, if they need it. Schedule a certified HVAC contractor to clean and service the outside air conditioning unit. The coils will work better when they are clean and it’s just good to know that it’s in good shape.
#7. Service Outdoor Tools
To make sure your lawn mower is in top condition, fill it with new gas, change the filter, and sharpen the cutting blades. Make sure you have all the tools you need to keep your lawn, shrubs, and gardens in good shape for the growing season.
